How to Make Sure your Land Title is Authentic or Original

Thinking of buying your own land soon? A property is definitely a wise investment to secure your family’s future and avoid expensive monthly rental fees on apartments.

You should, however, be very careful when dealing with land sellers. These days, unscrupulous individuals are out there trying to scam potential buyers. You wouldn’t want to waste your hard-earned money so it’s really helpful to do some research just to make sure that you are purchasing a legitimate offer.

Here’s how you can make sure that a land title is authentic in the first place:

Step #1: Ask for a copy of the TCT (Transfer Certificate of Title) or the land title.

First and foremost, you should ask your seller for a photocopy of the TCT (Transfer Certificate of Title) or the title of the land you are hoping to buy. A legitimate seller would have no problems providing this since you are merely asking for a photocopy.

Step #2: Go to the Registry of Deeds and request a Certified True Copy of the title.

Once you get the copy, head over to the Registry of Deeds where the land is registered. Request for a “Certified True Copy” of the title. In most cases, they will give you a form to fill up but in some instances, they’ll do the task themselves. Just be prepared to give essential details such as the title number and the property owner’s name.

Sometimes, you will also be asked to state the reason why you are asking for a copy. Of course, you should tell them that you are interested about buying the property.

A processing fee of Php 300.00 will be required for this.

Step #3. Compare the documents.

After getting a copy, take the TCT copy and compare it with the copy you got from the Registry of Deeds. Each information should perfectly match so keep your eyes peeled for any possible error.

If everything is right, then that means that the title is indeed authentic and you can go ahead with the transaction without fear of being scammed.
